Edwards, leverancier van flexibele, geïntegreerde softwareoplossingen voor optimalisatie van interne en externe bedrijfsprocessen, introduceert een nieuwe versie van haar Real Estate Management-toepassing (REM). De nieuwe REM-toepassing is bedoeld voor de optimalisatie van het gebruik van gebouwen, ruimte en vloeroppervlak. Tevens biedt de toepassing betere mogelijkheden voor de presentatie van lease-opties en het voorspellen van verkoop aan huurders. De nieuwe toepassing  is onderdeel van de J.D. Edwards 5 ERP-suite.

Summer Release of Solution Delivers New Functionality for Retail & Commercial

DENVER & LAS VEGAS (ICSC Spring Convention), May 21, 2002 — J.D. Edwards & Company (Nasdaq: JDEC), today announced the launch of its new Real Estate Management Solution. As part of the J.D. Edwards 5 ERP suite, the Real Estate Management Solution will include significant new functionality for retail and commercial property owners, and will debut in mid-June.

 

Customers can use the new functionality within J.D. Edwards Real Estate Management Solution to ensure the most advantageous property, space and square footage use, thereby better managing their assets and in turn improving revenue potential. Additionally, the newly enhanced real estate solution will allow for better visibility into lease options and forecasting of tenants’ sales. 

 

J.D. Edwards also announced plans to unveil details of its soon-to-be-released Advanced Real Estate Forecasting product. This best-in-class module will integrate with the new J.D. Edwards Real Estate Management Solution. Details of the Advanced Real Estate Forecasting product will be announced later this summer. The launch of both products will continue to strengthen the company’s position as the leading provider of real estate management software.

J.D. Edwards Real Estate Management Solution includes new functionality in addition to all of the existing features of the company’s former industry-specific product – J.D. Edwards Property Management Solution. The J.D. Edwards Real Estate Management Solution will bring enhancements to CAM occupancy floors, lease option tracking, occupancy analysis, occupancy costs/sales reports, sales forecasting, sales history inquiry, percent rent and sales review reports.

As a Web-based application, J.D. Edwards Real Estate Management Solution allows users to gather information from many disparate locations in a short period of time.  Information can be gathered in real-time, asynchronously, or offline. At any point along the way, users can look at reports through the Web interface, either individually or collectively. Customers and partners have the ability to securely view only their own data, make changes, and collaborate with their suppliers.

 

Select Functionality Highlights of J.D. Edwards Real Estate Management Solution:

 

Sales Forecasting automates the forecasting of tenant sales information for analysis as per best practices for the retail industry. This functionality also allows retail property owners to use historical sales data to model trends and create forecasts.

 

Sales History Inquiry is an online inquiry of actual and estimated sales over a rolling 24-month period. And Sales Review Report allows users to evaluate sales and determine and report on which leases are missing actual sales.

 

Percent Rent encompasses multiple programs offering the ability to forecast sales, create accrual entries on actual or forecasted sales, use a new computation method for lease/building pro-rations, and provide reports on sales histories for actual and estimated sales.

 

CAM Occupancy Floors is an enhancement designed for retail Common Area Maintenance (CAM) cost recovery at the lease level. This functionality offers property owners improved processes and billing cycles. 

 

 

Lease Option Tracking provides an effective way to manage, identify and report against financial clauses and legal options in portfolios. By making use of this option, owners can reduce their legal exposure and liability through better and more proactive property and space management.

Occupancy Analysis allows users to track a key metric in the real estate industry known as percentage leased or percentage occupied. It also provides greater visibility at the portfolio, property, unit type and individual unit levels. Users can view this information in a spreadsheet format to take advantage of monthly and yearly views with 12-month rolling averages. Users can define their unit of measure as well as denominators in retail cost-recovery calculations.

 

Occupancy Costs/Sales Report is specific to the retail real estate industry and can be used by landlords to monitor risk and identify problematic tenants who may need marketing or relocation assistance within a retail property. This function measures and reports on credit risk and the likelihood of tenant default.
